Planning & Zoning Meeting

March 6, 2008

 

Chair Wicker opened the Planning meeting at 7:05 p.m. He called for any changes or additions to the
Minutes of February 12, 2008. Supervisors Unterberger/Loewen made a motion to accept the minutes as presented. Motion carried.

With no Old Business Chair Wicker called for New Business.

Mickey Brower, Doug Joseph and another man came before the board asking if they would be allowed to build an additional 3 homes on their 240 acre piece of property. They explained to the board there is no intention to build back by Island Lake; they would stay up by Co Rd 48. Brower said that he had talked with Angie Berg from Environmental services. What “The Preserve” has now is two parcels zoned A40 back by the lake and two parcels zoned A80 in the front along Co Rd 8. This leaves them 3 additional building entitlements. What they want to do is move the entitlements to the front of the property and leave the land back by Island Lake as restrictive. Brower said they are looking at meeting both the county requirements and township requirements by making them two acre lots all next to one another.

Brower explained it would be a private road but there would be plenty of room to make it a township road if necessary. Right now it would be a cul-de-sac at the end by the last home. Brower did say with it not being a township road, if the land was sold to anyone other than family, they would have a statement signed at the time of platting that they would pay to make it a township road with the land around road having enough room to allow it to be built up to township specs. Right now they would have a problem making it a township road because they would have to widen their entry drive and working around the buildings, their well for the barns would have to be moved. Wicker asked about their interest in building more homes. Joseph explained that the land will never be sold; it will be for his future generation. Brower explained they did not want to rezone but would have to leave land set aside by the lake in order to have the three additional building entitlements. Brower was asked if he considered going to the North side of the property. With the land being lower, it would involve disturbing some wetlands. Brower’s surveyor and environmental service representatives will meet together on Tue, March 11th at 10:00 a.m. Brower invited the board to the meeting. It was decided that one supervisor will be in attendance.

Greg Stroeing came before the board representing Dan Kron to have a preliminary plat, “The Greene Subdivision” on Danzig Road, reviewed by the board. This was the plat that had a variance hearing to meet township requirements on Sept. 11, 2007. After review, Supervisors Loewen/Unterberger made a motion to approve the preliminary plat. Motion carried.

Supervisor Loewen said that a letter needs to be sent to Howard Bahn. He was residing his garage without a permit.

Supervisor Wicker/Unterberger made a motion to accept the permit presented. Motion carried

Supervisors Loewen/Unterberger made a motion to adjourn the Planning and Zoning meeting. Motion carried.
